Wood Flooring in Honor Oak

Honor Oak is our own neighbourhood. Our showroom is in Forest Hill, the same SE23 postcode, a few minutes away — which means you can see a floor laid out in full boards before deciding, and we are not travelling across London to fit it.

This page follows one job here in detail: a through room taken from bare concrete to a finished oak floor, photographed from the same spot before and after.

The Same Room, Before and After

The ground floor had been opened up into one long room running to the garden doors. Under the old covering was a concrete screed — patched, marked where services had been run, and, as usual, not flat enough to lay on as it stood.

Before: bare screed, with the packs of flooring acclimatising in the room.

After: the same view, in natural lacquered oak.

Letting the boards sit in the room for a couple of days before fitting is not a formality. Timber takes up the humidity of the house it is going into, and a floor laid straight off the van will move once it does. You can see the packs waiting in the first photograph.

The Floor We Used

Griffins Wharf — engineered oak plank, 150 mm wide and 14 mm thick, with a 3 mm oak wear layer and a lacquered finish. Traditional grade, which means the knots and the colour variation are left in rather than sorted out. £38.99 per m² excluding VAT.

Three things made it the right choice for this room. The 150 mm width suits a narrow Victorian through room — a very wide board in a room this shape starts to look like decking. The lacquer takes the traffic of a hall that runs the length of the house. And the random lengths mean the joints do not line up in a regular rhythm, so it reads like a solid floor rather than a laminate.

The 3 mm wear layer is the number worth remembering. It allows one full sanding later in the floor’s life, which is what separates a floor you keep from a floor you replace. If you are comparing quotes elsewhere, ask for that figure in millimetres — our page on engineered wood flooring explains why it matters more than the price per square metre.

What Decides the Cost in a Honor Oak House

The screed under the old floor

Most ground floors here are concrete, and most of them need levelling before anything is laid. This is the line on a quote that varies most between two houses on the same road.

Whether the house has been opened up

A single through room means one floor with no thresholds, which looks far better and needs the whole run to be flat to the same level. A house still in separate rooms is easier and cheaper.

Heating in the floor

Common in rear extensions here. Engineered board only, glued down, brought up to temperature over the first week.

What is already there

If there are original boards under the carpet, sanding them is usually cheaper than a new floor and keeps what belongs to the house. Worth lifting a corner before deciding anything.

Honor Oak and Around

Honor Oak, Honor Oak Park, Forest Hill, Brockley, Crofton Park, Ladywell, Catford and Sydenham are all within a few minutes of the workshop. Being local matters more than it sounds: measuring, delivering samples and coming back to check a subfloor cost us almost nothing here, so they happen when they should rather than being saved up for one visit.

The showroom is on Malham Road in Forest Hill, five minutes from Honor Oak Park station. Floors are laid out in full boards, not sample chips. You can also order three samples free and look at them in your own rooms, or see other jobs on the recent work page — including a whole ground floor of herringbone in Norwood and wide oak through an extended house in Dulwich.

Questions We Get Asked in Honor Oak

Do you cover Honor Oak and SE23?

It is where we are. The showroom is in Forest Hill, the same postcode, and Honor Oak is a few minutes away.

Can I see the floor before ordering?

Yes, and here it is easy: come to the showroom and see full boards in daylight, or we can drop samples through the door if you are local.

How long does a room like the one above take?

A through room of that size is usually two to three days once the base is right, plus whatever levelling the screed needs. The preparation is the part that varies.

Can the floor run from the hall into the kitchen?

Yes, and it is worth doing — one floor with no threshold strips is what makes an opened-up house read as one space. It does mean the whole run has to be level, which is a preparation question rather than a flooring one.

What if we already have old floorboards?

Lift a corner of the carpet before buying anything. Sound original boards are usually worth sanding, and that costs a fraction of a new floor.

Oak Plank Floors We Supply

Engineered oak plank, the same type of floor as the one above.

How do I get a price for a floor in Honor Oak?

We are round the corner. Send your room sizes for a quote, or call in at the Forest Hill showroom and see the boards laid out full size.
