Labour only, per square metre. Materials are priced separately. The figure depends on the pattern you choose and on what the subfloor needs.
Straight plank
from £20
per m² excluding VAT
Plank or board laid straight or diagonally. The usual choice for most rooms.
Herringbone
from £40
per m² excluding VAT
Blocks in the classic zig-zag. Slower work and far more cuts than plank.
Chevron
from £50
per m² excluding VAT
Angled blocks meeting in a point. The most exacting fit of the three.
What the price does not include
Subfloor preparation. Levelling, screed or plywood is priced after the survey. What the floor needs only becomes clear when the old covering comes up, and a figure given before that would be a guess.
Lifting and taking away an old floor. Carpet, laminate, tiles or boards that have to come out first.
Rooms that need a lot of cutting. Thresholds, bay windows, fireplaces, built-in wardrobes and pipework all add time.
Finishing and extras. Skirting, beading, door trimming, insulation and underfloor heating checks.
Every job is priced in writing after a free site survey. Materials are quoted separately from the fitting, so they can be paid ahead of the installation date. If extra work turns out to be needed, we tell you before we start, not after.

Frequently Asked Questions
How much does it cost to fit a wood floor?
Fitting starts at £20 per m² excluding VAT for plank laid straight or diagonally, £40 for herringbone and £50 for chevron. Those are labour rates. Materials are priced separately, and subfloor preparation is quoted after the survey.
How much does it cost to lay 20 m2 of herringbone?
At £40 per m², fitting 20 m² of herringbone starts at around £800 excluding VAT, before materials and before any subfloor work. How close the final figure sits to that depends on how many cuts the room needs and what state the base is in, which is why we measure before putting a number in writing.
Is subfloor preparation included in the price per square metre?
No. Levelling, screed or plywood is quoted separately, because what the floor needs only becomes clear when the old covering comes up. A figure given before that would be a guess, and guesses are what make quotes change later.
What about taking up the floor that is there now?
Lifting and taking away an existing carpet, laminate, tiles or boards is not part of the per-square-metre rate. It is quoted separately once we have seen what is underneath.
How long does fitting take?
A plank floor in an average room is usually a day or two. Herringbone and chevron take longer, because every block is placed by hand and the pattern has to be set out from a centre line. Glued floors also need time to set before furniture goes back.
Do you charge for the site survey?
No. The survey and the written quote are free, and the quote is fixed after it. If extra work turns out to be needed once we start, we tell you before doing it, not after.
