Floors We Have Fitted
Recent jobs across South East London. Every photograph here is our own, taken on site — no catalogue shots, no rendered rooms. Cables on the floor and a radiator still wrapped in foil are part of what a real job looks like on the last day.
Sanding original pine boards

The boards here were original to the house and structurally sound — just dark with a century of wax and traffic, ringed with old stains and patched in grey where a hearth had been taken out. Nothing about that calls for a new floor.
Sanding, filling the worst of the gaps and refinishing cost a fraction of replacing the floor, and kept what was original to the house. Four rooms were done in sequence so the family could keep using the rest. The grey hearth patch stayed — it is part of the house, and covering it would have meant cutting into sound boards.
Smoked oak herringbone, whole ground floor

One floor carried through the entire ground floor of a bay-fronted house: kitchen, living room and the room at the front. Smoked and white-washed oak, brushed, laid in herringbone with no threshold strips between the rooms.
A pattern this size only works if the base is flat, so the preparation took as long as the laying. There is more about that job, and about what sits under most ground floors around there, on the Norwood page.
Wide oak boards in a rear extension

Wide pale oak running the length of a rear extension towards a glazed garden wall. Boards this wide show every bit of daylight that crosses them, which is the point in a room with a wall of glass at one end.
The step down into the extension and the stair treads were made from the same boards rather than bought as trims, so the floor carries up and through instead of stopping at a threshold. It is slower to do and it is the part people notice without knowing why. More about floors in this area on the Dulwich page.
Rustic herringbone, house throughout

A rustic grade, which means the knots, the darker streaks and the colour variation are left in rather than sorted out. In a small London house that reads as warmth; in a large flat room it can read as noise, so it suits some rooms much better than others.
Herringbone went through the rooms and into the kitchen, where the pattern runs up to the units and is finished with a border. The stairs and the hallway were laid in plank from the same range — herringbone on a staircase is fussy, expensive and no better to look at.
A doormat set into the floor

A coir mat cut flush into the herringbone inside the front door, framed by a border of the same oak. Every block around it is cut to the frame, which is a slow half-day and the difference between a floor that looks fitted and one that looks laid.
It also solves a practical problem: a loose mat inside a front door slides, curls and eventually scratches the floor it was meant to protect. This one cannot move, and the grit stops at the door.
